Carpet Clean

Two questions come up most often about carpet cleaning: how much it costs, and whether to choose a dry-wet clean or a wet clean. Excellent Service Company currently publishes two packages, both based on carpet areas within 1,000 sq.ft.: dry-wet clean from $1500 (one-off) and wet clean from $1700. Neither price includes moving furniture. This guide uses only the information already published on our website to explain how the two methods differ, what to prepare before requesting a quotation, and where misunderstandings most often arise.

How to read the prices. $1500 and $1700 are starting prices for carpet areas within 1,000 sq.ft. Larger areas, or sites with special conditions, are quoted as required, so please do not multiply the area yourself and treat the result as the final bill. The on-site inspection and our written quotation prevail, as stated in the website terms. Office monthly cleaning packages do not automatically include carpet cleaning; even if you already use our office package, carpet cleaning is listed as a separate line.

Dry-wet clean or wet clean? Our published process has four steps: an on-site inspection to assess the carpet's condition; dry cleaning to remove surface dust; wet deep cleaning where required; and maintenance advice, such as flipping the carpet regularly and repairing worn areas. Maintenance and repairs are not included in the $1500 dry-wet or $1700 wet price and are quoted separately if required. The dry-wet package is based on dry cleaning, combined with wet treatment where the inspection shows it is needed. The wet-clean package is based on wet deep cleaning. The right method is decided after we have seen the carpet material, the type of soiling and how the area is used, not by guesswork. So you may expect a wet clean to be necessary and find after the inspection that a dry-wet clean is enough; or a carpet may look clean on the surface while long-term build-up still needs a wet clean.

Why furniture moving is excluded. Both published prices cover the carpet cleaning only. Areas covered by furniture that is not moved may not be cleaned. If you need the areas under desks, cabinets or sofas included, please say so when requesting a quotation, and furniture moving will be listed separately.

What happens at the inspection. We look at the carpet material, how it is laid, where the soiling is concentrated and which areas carry the most foot traffic. We also confirm working hours, water and power access, and any areas that must not get wet. We then recommend dry-wet or wet cleaning and set out the area, method, furniture arrangements and schedule in a written quotation for you to review before you decide.

Before you ask for a quotation, please prepare: the approximate carpeted area, measured room by room if possible, since 1,000 sq.ft. is the pricing threshold; whether the site is an office, shop or home, and roughly when it was last cleaned; any areas that must not get wet, or floor sockets and cabling; for commercial buildings, the permitted working hours and whether floor machines may be used in the evening; and a few photos, including close-ups of visible stains, sent by WhatsApp.

Common misunderstandings. The starting price does not cover unlimited area: the published prices apply within 1,000 sq.ft. Carpet cleaning does not include other work: pest control, floor waxing and routine office cleaning are separate services with their own prices. Results depend on the carpet material and the age of the stains, which is why we inspect first and recommend a method rather than promise a particular result. Office monthly packages do not include carpet cleaning unless it is quoted separately.

If you need other services at the same time, such as routine office cleaning or vinyl or timber floor waxing, we can schedule them together, but each will be itemised in the quotation. Office monthly packages are priced by district and visits per week (within 1,000 sq.ft.: 5 days/week $2400 in the New Territories/Kowloon or $2600 on Hong Kong Island and in remote areas), and floor waxing is priced per square foot.
