What does Office Cleaning include?

How are the published monthly packages priced by district and weekly visits?

Air Conditioner Engineering Works
What is the starting price for Air Conditioner Engineering Works?
- Published starting price is window-type 3/4–1.5 HP $500 per unit. Also published: window 2–3 HP $600 per unit; wall-mounted split $600 per unit; cassette/ceiling $800 per unit; central $750 per unit. Includes two-month warranty and one free inspection after completion. A separate quotation applies if horsepower exceeds the listed bands, for VRV systems, buildings without a lift, or remote areas. What does Air Conditioner Engineering Works include?
- Covers cleaning of window, wall-mounted split, cassette/ceiling and central units (see the starting-price FAQ for rates). Window-type published flow (summary): waterproof sheeting as needed, pre-clean test, remove filter/cover, high-pressure wash with air-con cleaner on coils, vents, fan, fins and chassis, clear the drain pan/pipe, reassemble and check. After completion: two-month warranty and one free inspection. Excludes refrigerant work, parts repair/replacement, scaffolding, and treating a filter change as a full clean. Warranty covers issues related to that clean within two months — not lifelong free callbacks.
Is there a warranty after completion?
- Yes. After completion: two-month warranty and one free inspection (for published window / split / cassette-ceiling / central cleaning). The warranty covers issues related to that clean. Parts damage, misuse, refrigerant work, repairs, and VRV / over-HP quoted items are outside this warranty. Work after the period or outside scope needs a new quotation. Two months is the written cover window — not lifetime repair cover.
Are there limits on the service area?
- Yes — quote-separately rules. A separate quotation applies if: (1) horsepower is above the published bands; (2) the system is VRV; (3) the building has no lift; or (4) the location is remote. Published bands include window units up to 3 HP, wall-mounted split 3/4–1.5 HP, cassette/ceiling 2–3 HP, and central 400–800 airflow. “Quote separately” is not a refusal — send a nameplate via WhatsApp 9880 5545 or call 3622 5081, especially before peak summer. Refrigerant work, parts and scaffolding are already outside the cleaning price.
Perimeter Wall Cleaning
How is Perimeter Wall Cleaning charged?
- Quoted by site (no published per-sq.ft. exterior-wall rate). Do not apply office weekly packages ($2400/$2600 for 5 days/week, $1600/$1800 for 3 days/week, or $650/$800 for 1 day/week, all within 1,000 sq.ft.) or vacant-home $1900 (4 hours / 2 cleaners). Painting, repairs and waterproofing are not included. Prepare: approximate wall area / storeys, material (paint / concrete / glass), soil type (moss / bird droppings / oil), street or scaffold access, and the working window. What does Perimeter Wall Cleaning include?
- Published scope: (1) high-pressure wash for dirt, moss and mould on exterior surfaces; (2) chemical cleaning for tougher oil stains, soiling and bird droppings; (3) maintenance advice — this site does not force a single interval. Charged by site quotation. Painting, repairs and waterproofing are not included. Method follows on-site assessment; the page does not guarantee a set finish. Separate washable soil vs chemical need vs repair (out of this service).
What is not included?
- Not included: painting, repairs and waterproofing. Wall cleaning covers surface soiling (dirt, moss, oil and similar). Peeling, seepage and cracks are repair / waterproofing — a separate trade or a separate line. Charging is by site quote; do not treat this page as office weekly packages or vacant-home $1900. New House Cleaning
What is the starting price for New House Cleaning?
- Published start: 4 hours, 2 cleaners from $1900. Overtime is $400 per hour for two workers; optional supplies +$100 and vacuum +$60.
What does New House Cleaning include?
- Published flow: declutter → vacuum and mop floors → kitchen cabinets / sink → bathroom fixtures → furniture and glass → waste → check. Optional supplies (+$100) include 6–8 towels, pads, mop, vacuum, bucket, squeegee, and detergents such as Swipe, CIF, glass cleaner and bleach. Excludes: exterior walls / estate lobbies, air-con cleaning, pest control, floor waxing (separate per-sq.ft. rates; vinyl minimum $750), and marble polishing. Fridge interiors or deep carpet must be stated. The unit should be vacant with water and power on, or kitchen / bathroom work cannot proceed.
Are there limits on the service area?
- Yes. Selected Hong Kong Island, New Territories and non-MTR locations need a separate quotation. The published base remains $1900 for 4 hours and 2 cleaners; overtime remains $400 per hour for two workers.
What is included in Household Cleaning Utensils?
- Published kit: utensils include 6–8 towels, scouring pads and similar; tools include mop, vacuum, bucket and indoor-glass squeegee; detergents include Swipe, CIF, glass cleaner and bleach. Optional supplies +$100 and optional vacuum +$60. The basic $1900 (4 hours / 2 cleaners) does not automatically include these add-ons.
What happens if something is damaged?
- If any damage is caused by the negligence of our staff, we will handle the matter responsibly according to the actual circumstances.
Industrial Building On-site Cleaning
How is Industrial Building On-site Cleaning charged?
- Quoted by site (no published flat monthly rate). Do not apply office weekly packages ($2400/$2600 for 5 days/week, $1600/$1800 for 3 days/week, or $650/$800 for 1 day/week, within 1,000 sq.ft.) to a whole industrial common-area contract. Special soiling has no published per-sq.ft. extra — assessed on site. Not automatic: exterior walls (painting / repairs / waterproofing excluded), unit pest control (residential from $550 at 500 sq.ft. or below), or space disinfection (quoted by site). Prepare: address and floors; corridors / cargo lifts / back lanes / car park; whether tenant interiors are included; opening hours / overnight access; oil or metal debris. What does Industrial Building On-site Cleaning include?
- Published scope: regular inspections; professional tools for floors, work areas and special soiling; staff trained in chemicals, equipment and safety. Specify in layers: (1) corridors / stairs / cargo lifts; (2) toilets / refuse rooms; (3) car park / ramps if any; (4) whether tenant interiors are included (often separate). This is not the same as estate on-site work (common areas, greenery, hot-weather guidance). Exterior walls, pest control and space disinfection are separate pages. Split landlord common areas versus tenant units. Staffing headcount is not published — confirm when quoting.
Do you have ISO certification?
- Yes. SGS system certification: ISO 9001:2015 (HK26/00000063) quality management, ISO 14001:2015 (HK26/00000064) environmental management, ISO 45001:2018 (HK26/00000065) occupational health and safety. Marks and details live on the company profile page; other pages use text links. Old certificate numbers are not used. ISO is a management-system certification — not a medical licence for space disinfection, and not a “pests gone forever” guarantee. Legal entity: Excellent Service Company Limited.
Estate On-site Cleaning
How is Estate On-site Cleaning charged?
- Quoted by site (no published flat per-sq.ft. monthly rate). Do not apply office weekly packages ($2400/$2600 for 5 days/week, $1600/$1800 for 3 days/week, or $650/$800 for 1 day/week, within 1,000 sq.ft.) or vacant-home $1900 to a whole estate. Split daily on-site vs school/estate deep clean, exterior walls, pest control and space disinfection. Prepare: blocks / common area, lobby / corridors / lifts / refuse / greenery, opening hours, and whether a holiday deep clean is needed. Not automatic: wall painting / repairs / waterproofing, a flat unit pest price, or Oxine space spray. Insurance cover HK$30 million. What does Estate On-site Cleaning include?
- Covers estate common areas, greenery and hygiene cleaning of common facilities; regular inspections; and staff training (chemicals, equipment, safety). “Hygiene cleaning” here is ordinary on-site cleaning — not the Oxine space-disinfection service page (high-pressure spray, quoted by site), and no medical efficacy is claimed. Staffing headcount is not published on the site. Daily on-site service is separate from holiday school/estate deep cleans — keep them as separate contract lines.

How is School / Housing Estate Cleaning charged?
- Quoted by site. This is holiday / deep-clean style — different frequency and pricing from daily estate or industrial on-site work. Do not apply office weekly packages ($2400/$2600 for 5 days/week, $1600/$1800 for 3 days/week, or $650/$800 for 1 day/week, within 1,000 sq.ft.). Not automatic: exterior-wall painting / repairs / waterproofing, space disinfection, or a standalone pest job. Prepare: school vs estate, which of walls / fans / stone floors are needed, whether high-pressure wash is allowed, the holiday window, and access rules. What does School / Housing Estate Cleaning include?
- Published scope: professional tools (vacuum cleaners, floor machines, high-pressure washers); deep wall cleaning (dirt, mould, stains); fan cleaning; stone-floor cleaning and upkeep. Charged by site quotation. If exterior walls are a separate item, painting, repairs and waterproofing are not included; space disinfection and pest control are separate. This page does not market medical claims or “improved air quality / enhanced campus aesthetics” guarantees — fan and stone-floor work are cleaning-scope descriptions. Suited to long-holiday deep cleans; contract separately from daily estate on-site service.

Carpet Cleaning
What is the starting price for Carpet Cleaning?
- Published packages: dry-wet clean $1500 one-off and wet clean $1700, both within 1,000 sq.ft.; furniture moving is not included.
What does Carpet Cleaning include?
- Includes inspection, dry-wet cleaning or wet cleaning as appropriate, and finishing; the published packages are $1500 one-off dry-wet and $1700 wet within 1,000 sq.ft.
What is not included?
- Furniture moving is not included. Areas under unmoved furniture may stay dirty. Areas above 1,000 sq.ft. are quoted as required. Carpet cleaning is not a whole-home termite / cockroach project (residential pest from $550 at 500 sq.ft. or below, with Island / remote surcharges). If furniture must be moved, put it as a separate quote line. Office monthly plans do not automatically include carpet cleaning; current published carpet packages are $1500 one-off dry-wet or $1700 wet within 1,000 sq.ft.
How is the area charged?

Wood / Rubber Floor Cleaning & Waxing
What is the starting price for Wood / Rubber Floor Cleaning & Waxing?
- Vinyl/PVC published rates: waxing from $0.5–$1.2 per sq.ft.; clean and wax from $0.7–$1.5 per sq.ft.; minimum charge from $750; units above 10,000 sq.ft. by separate quotation. Wood published rates: waxing from $0.9–$1.4 per sq.ft.; crystal wax from $2.5–$3 per sq.ft.; minimum charge from $800 (above 10,000 sq.ft. by quotation). Office floor-waxing add-ons are quoted as required and must be a separate line from these per-sq.ft. rates. Marble crystal polishing is quoted by site and is not these per-sq.ft. bands. What does Wood / Rubber Floor Cleaning & Waxing include?
- The service uses high-gloss crystal wax for wood and vinyl / PVC surface care and waxing. Copy notes the appearance of cracks and scratches — results depend on the existing floor; this is not a structural repair warranty. Full rates are in the starting-price FAQ: vinyl waxing from $0.5–$1.2 / sq.ft., clean + wax from $0.7–$1.5 / sq.ft., minimum from $750; wood waxing from $0.9–$1.4 / sq.ft., crystal wax from $2.5–$3 / sq.ft., minimum from $800. Marble polishing is a separate quote-by-site page. Office monthly packages do not automatically include waxing (add-on quoted as required). “Clean + wax” and “wax only” use different published bands — state which you need.

Pest Control
What is the starting price for Pest Control?
- Published start: from $550 at 500 sq.ft. or below (pest / pre-move pest treatment). Hong Kong Island and remote locations attract surcharges. Above 500 sq.ft. by quotation. This site does not promise pests will never return and makes no medical claims. Office pesticide spraying is an office-cleaning add-on, quoted as required. Vacant-home $1900 excludes pest. Carpet cleaning is a separate service ($1500 one-off dry-wet or $1700 wet, within 1,000 sq.ft.). Measure usable area against the 500 sq.ft. threshold. What does Pest Control include?
- Targets termites, cockroaches, fleas, mosquitoes, rats and various pests; uses registered environmental pesticides. Termites are listed, but there is no published “termites per sq.ft.” rate — structural jobs need an inspection quote; do not assume $550 covers wood renovation. Oxine space spray is a different, quote-by-site page with no medical claims. Day-to-day waste control remains the site's job. On the day, put away exposed food and utensils and point out drains.
Are there limits on the service area?

Granite Restoration and Maintenance
How is Granite Restoration and Maintenance charged?
- Quoted by site (no flat marble per-sq.ft. rate in this FAQ). Do not apply vinyl $0.5–$1.2 / sq.ft. or wood $0.9–$1.4 / sq.ft. bands — marble crystal polishing is its own page. Vinyl minimum $750 and wood minimum $800 do not apply to marble. Cracked stone that needs replacement is outside polishing. What does Granite Restoration and Maintenance include?
- Published scope notes: crystal polishing (appearance of stains, scratches and wear), surface care, polish / harden, and maintenance advice. Results depend on the existing stone and wear — the on-site assessment and written quote govern. Charging is by site. This page does not publish a lab slip-coefficient or a lifetime wear warranty. Separate a surface refresh from cracked stone that needs replacement (out of polishing scope). Do not treat the vinyl minimum $750 as a marble package price.

Deep Disinfection
How is Deep Disinfection charged?
- Quoted by site (no flat per-sq.ft. rate). High-pressure spray at about 1,000 pounds. Product: Oxine™ (Anbioclean) concentrate (third-party trademark; not an official agent). US EPA Reg. No. 9804-1; previously listed on US EPA List N (disinfectants for use against SARS-CoV-2). Use only per label dilution and contact time; hard nonporous surfaces typically need pre-cleaning. How we apply: occupants vacate during spray; re-entry and ventilation follow the label and site briefing. This is US EPA framework information — not a Hong Kong Department of Health “COVID certificate” — and no medical efficacy is claimed. Do not merge this with office weekly packages, vacant-home $1900, pest $550, or carpet cleaning. What does Deep Disinfection include?
- Includes Oxine™ (Anbioclean) concentrate (third-party trademark; not an official agent); applied per label; US EPA Reg. No. 9804-1; previously on EPA List N for SARS-CoV-2; high-pressure spray at about 1,000 pounds for site coverage; quoted by site. Follow label dilution and contact time; pre-clean hard nonporous surfaces first. How we apply: activate/dilute only per Oxine™ label — no improvised concentrations; fresh mix; spray so surfaces stay wet for the labeled contact time (typically about 10 minutes on hard nonporous); occupants vacate during spray; re-entry and ventilation follow the label and site briefing; fogging/spray supports cleaning and does not replace wiping.
